ISS USES PRE-ENGINEERED
STRUCTURE TO COMPLETE HEADQUARTERS OF GRAEBEL VAN LINES

1999- The ISS Architectural Group, Inc. has successfully utilized a
pre-engineered structure to complete numerous assignments throughout the
region. The company's latest example of where it utilized a creative
solution to meet a client's needs can be seen at the Graebel Van Lines
facility in Randolph.
On behalf of the landlord, North Jersey Development Group, ISS was retained
to design a new 94,000 square foot regional headquarters facility for
Graebel Van Lines. ISS had previously completed several projects for North
Jersey. For Graebel, ISS designed 74,000 square feet of warehouse space with
11 loading bays and a clear height of over 32 feet. Additionally, the
facility included a high-end 20,000 square foot, two-story office component.
The unique aspect of this assignment was the blending of a warehouse
facility with the facade of a Class A office building. By utilizing a
pre-engineered structure, typically referred to as a metal building, ISS was
able to save their client both time and money. The ISS design included a
combination of the warehouse component which features brick, masonry and
stucco finishes and the office area which utilized ribbon glass and punched
glass openings. The result of this blending of high-end finishes and a
classic warehouse design is that Graebel's facility appears to be a
state-of-the-art office building at the main facade.
For Graebel, ISS performed comprehensive services from the project's
inception including schematic design services, assisted the Civil Engineer
in developing a master plan and achieving site plan approval. Additionally,
ISS performed expert testimony at Planning Board Hearings and once the site
plan was approved, they developed both architectural and engineering base
building designs, interior design and designed the office component for
fit-up.
